Frequently Asked Questions

Straight answers, no jargon. Have another question? Call or email us anytime.

What is a home inspection?

A home inspection is a visual, non-invasive review of a home's major systems and structure — roof, structure, electrical, plumbing, HVAC, and more — performed to give buyers and sellers a clear picture of the property's condition.

What is included in the inspection?

A General Home Inspection covers the roof, exterior, structure, electrical system, plumbing, HVAC, attic, interiors, and visible insulation, following InterNACHI's Standards of Practice.

What is not included in the inspection?

The inspection is visual and non-invasive — we don't move furniture, dismantle systems, or inspect areas that aren't safely accessible. Specialized testing like mold, radon, or an official WDO-121 termite report are separate services.

Do I need an inspection?

Yes — whether you're buying, selling, or just want peace of mind about your current home, an inspection helps you understand exactly what you're dealing with before it becomes a costly surprise.

How much does an inspection cost?

Pricing starts at $500 for a General Home Inspection on homes up to 2,000 sq ft. Larger or older homes are priced accordingly. See our full Pricing section for exact factors, bundle packages, and add-on services.

Do you perform termite inspections?

We offer a visual WDO (Wood-Destroying Organism) screening for informational purposes. This is not the official Florida WDO-121 report, which requires a separate FDACS Pest Control Operator license.

When should I schedule an inspection?

As soon as possible after your offer is accepted, so you have time to review the report and negotiate repairs, if needed, before closing. We offer same-week scheduling, including evenings and weekends.

Should I be present during the inspection?

It's not required, but we highly recommend it — walking through the findings in person is the best way to fully understand the condition of the home.

When will I receive the report?

Easy-to-read digital reports are typically delivered within 24 hours of the inspection.

Do I need an inspection on a new construction home?

Yes. Even new homes can have installation defects or code issues. A pre-drywall or final walk-through inspection catches problems while they're still easy to fix.

Do you speak Spanish?

Sí — se habla Español. We're happy to walk you through your report and answer questions in Spanish or English.
