Who it's for: You, the buyer. This report exists to give you a complete, honest picture of the home's condition before you close, so you can negotiate repairs, request credits, or simply know what you're walking into.

What Is a 4-Point Inspection?

A 4-Point Inspection is a narrow, insurance-driven report that looks at exactly four systems: roof, electrical, plumbing, and HVAC. Nothing else. It's typically required by insurance companies for homes 20–30+ years old before they'll write or renew a policy.

Who it's for: Your insurance company. It answers one question — "is this home an acceptable risk?" — and nothing more.
