11-Month Warranty Inspection: Why New Construction Homes in Cape Coral Still Need One

Your builder's 1-year warranty won't fix what nobody found. Here's why savvy new-construction owners schedule an independent inspection before month 12.

The house is brand new." It's a fair question — and the answer is that "new" and "built correctly" aren't always the same thing. Most builders offer a one-year workmanship warranty, but that warranty only helps if you find the problem, document it, and submit a claim before the clock runs out.

What Is an 11-Month Warranty Inspection?

An 11-month warranty inspection — sometimes called a builder's warranty inspection or 11th-month inspection — is a full, independent home inspection scheduled shortly before your builder's one-year workmanship warranty expires. It's the same comprehensive process as a standard General Home Inspection, but the goal is specific: catch anything wrong while you can still get the builder to fix it for free, instead of paying for repairs out of pocket after the warranty lapses.

Why the Timing Matters So Much

Most Florida builder warranties are structured in tiers — often 1 year for fit-and-finish and workmanship items, 2 years for major systems like plumbing and electrical, and up to 10 years for structural defects. The 1-year workmanship warranty is the one that expires fastest, and it covers the issues most likely to show up early: drywall cracks, doors and windows that no longer close flush, minor settling, caulking failures, and stucco or trim separation. Scheduling the inspection around month 11 — not month 12 — gives you time to receive the report, submit your claim in writing, and get on the builder's repair schedule before the warranty window closes.

Why an Independent Inspector — Not Just the Builder's Walk-Through

Your builder's own final walk-through is useful, but it's performed by people with an interest in closing out the punch list quickly, not in finding every defect. An independent, third-party inspection gives you an unbiased, photo-documented report you can hand directly to the builder's warranty department, with specific findings tied to specific locations — which makes it far harder to dispute or delay a legitimate claim.

What Happens After the Inspection

You'll receive an easy-to-read digital report, typically within 24 hours, with photos and clear descriptions of each item. From there, you (or we, if you'd like guidance) submit the findings to your builder's warranty department in writing, well before the 12-month mark, so there's a paper trail showing the claim was filed on time.

How Much Does It Cost, and How Long Does It Take?

An 11-month warranty inspection uses the same scope as our General Home Inspection, starting at $500 for homes up to 2,000 sq ft, with pricing adjusted for larger homes. Most inspections take 2-3 hours on-site depending on the size of the home. If you'd also like a visual termite/WDO screening added on given Southwest Florida's climate, that's available as an add-on in the same visit.

What If You Already Missed the Window?

If you're closer to month 12 than month 11, don't wait — call us and we'll try to get you scheduled as quickly as possible.
